Tackle any sign of a leak at the first opportunity.

A leak doesn’t have to be an active drip. It can be something as simple as a crack or hole in caulk around the plate that backs a shower control. Water will inevitably move into that hole, where it then gets trapped. Some will evaporate. But some will remain behind, leading to weakened drywall and mildew build up.

Eventually, the damage will spread. When that happens, what could have been a minor caulking job now requires removing the shower control and maybe part of the wall in order to repair the damage. In most cases, procrastination does lead to larger expenses.

One common place for water leaks or drips is at the joints or bottom of pipes under the bathroom and kitchen sinks. Improperly applied compound or plumber’s tape leaves a small hole. Water seeps out anywhere it can. It oozes out of the joint and gravity carries it down to the bottom of the U-shaped pipe, where it drips onto the cabinet floor.

From there, the mildew starts to develop. The cabinetry, usually some form of pressboard or treated plywood, starts to rot and weaken. Over time the surface will bow. Eventually the wood fibers develop a hole, allowing the water to seep down to even more critical areas.

Feel your pipes from time to time. Make sure they’re dry around the joints and at the bottom of the ‘U’. That’s especially important right after any small plumbing job. That’s the time – when pipes have been newly installed or freshly cleaned – when the evidence of your plumber’s tape application skills are tested.

Look for water leaks that start higher up, too.

Kitchen faucets are notorious for having cracks or small holes in the caulking or sealant. Water tends to sit behind the plate that attaches to the sink at the base of the faucet. When homeowners clean behind there it’s common to use the hard metal surface of a steel wool pad or layered sponge. The caulking gets scraped.

A couple of years go by and little by little that caulking is scraped off, dries out and gets accidentally removed by repeated water exposure and cleaning. Temperature changes near the window speed up the process. Winter temperatures keep the surface cooler than the rest of the room. Summer sun coming through the window bakes the caulk. That causes small contractions and expansions that help weaken the seal.

Give your plumbing a good inspection, the way a home inspector would when you buy or sell the house. Find any drips, leaks or just holes where plumbing attaches. Fix them now before you have to tear out a floor or wall. A little maintenance now is a lot less costly than a huge repair later.

One of the most well-known water contaminants is the all-too familiar hard, chalky compound that we are perpetually wiping off: calcium carbonate. It coats the surfaces of sinks and shower tubs. It lines the interior of shower spouts and drains. It builds up inside handles and makes its way into every other small crevice.

Wherever water is found, you’ll usually find calcium carbonate. It’s the mineral that makes ‘hard’ water hard. Though it’s not corrosive or even harmful, it can cause problems. Just as arteries don’t work as well when they build up fatty tissues, so pipes are less efficient when they clog. The culprit is usually calcium carbonate, at least in part.

Fortunately, it’s easy to dissolve with baking soda and vinegar, or any of a thousand commercial products. Sometimes, just a good scrub sponge is enough. Keeping as much of it at bay as possible helps keep your seals from suffering an early demise. Removing it keeps things sparkling.

Another common contaminant is actually a class of compounds: oxides. Whether it’s red rust (iron oxide), green (copper oxide) or white (aluminum oxide) any of them will cause more than just a degraded appearance.

Oxides form by corroding part of the metal of which a part is made. Corrode enough of it and sooner or later its function is reduced or even compromised. The oxygen that combines with the metal comes from the ever-present atoms in water (H2O). Some are free floating in the water (as ions), some are easily torn loose to combine with the metal in a simple chemical reaction. When that reaction occurs, the trouble starts.

Rusty water isn’t harmful in small quantities, but it’s distasteful. Copper oxide makes a smooth surface crusty and reduces the diameter of pipes. Aluminum oxide produces pits in smooth surfaces when the metal from the part is oxidized, then washed or scrubbed away.

Some amount of oxidation is inevitable. Even areas outside the kitchen and bath are exposed to air which almost always contains some water vapor. But the difference can be dramatic. That’s one reason that things in dryer climates tend to suffer much less from the problem. Keeping surfaces cleaned off of water can radically slow the process. It will keep your plumbing attractive and fully functional years longer.

There’s a whole other category of contaminants that can occur in water – lead, mercury, cadmium, sulfur and many more. But these are primarily responsible for harming our ‘pipes’ and ‘parts’, causing health problems. But that calls for a different kind of maintenance that, fortunately, plumbers don’t get called to do.

Certification and Recommendation

One of the best ways to go on how to find a plumber is to ask around. Spend time asking friends and family members who they have used in the past and whether or not they were happy with the service. Also ask the neighbors who they have used and what their opinion was about the service. Be sure to ask what the specific plumbing problem was so that a better feel can be had about the expertise required for the job.

Once a basic list of plumbers has been formed from friends, family and neighbors, then it is time to start calling the various companies to ask what the qualifications are of the plumbers. This is an important step in how to find a plumber. There are different expertise levels required in order to gain different plumbing licenses. Each level determines what plumber would be appropriate according to the type of job. One would not want to hire a Tradesman plumber to oversee the plumbing system of a large office building, since they do not have the experience or expertise to manage others or design the system.

The phone calls made in how to find a plumber should be done with the specific licensing questions on hand. A Tradesman license ensures that the plumber has at least two years experience. A Journeyman license ensures that the plumber has had at least four years experience under a Master plumber. A Master plumber’s license means that the plumber has been a Journeyman for at least a year before taking the Master plumbing exam, thus ensuring five years experience in the field. In addition, since the test is a state licensing exam, if a plumber has worked in another state, they must take the exam in their current state, otherwise they are not licensed in that state.

All of these questions and recommendations about how to find a plumber should provide a person with a solid list of plumbers that they can call should a problem arise, without going into a panicked state of mind. It is still recommended that the person call at least three of the plumbers from the list to get estimates before choosing one, so that the best price and time quote can be chosen. It is important to get these quotes in writing so that there is not an argument or misunderstanding later.

There are many benefits that are offered by a plumber’s job after all, and which you will want to be aware of, even if you have never thought of being a plumber before. So before you take it all too seriously and head out to get your Journeyman plumber license, here are a few things that you are going to want to think very seriously about.

Salary

The first thing you are going to want to think about before getting your Journeyman plumber license is whether or not you are going to be making a high enough salary. After all, you may be married and have children, and either way you are going to have bills that you need taken care of.

Just keep in mind, even if the salary is not enough alone, you could always get an additional part-time job on the side, just so you have

Hours

Another issue to think about before getting your Journeyman plumber license is whether you are going to be willing and able to work the long hours, as required. Most plumbers work full time and are on call, which means that they can be called at home to come in and work whenever necessary.

Even if you have other work or arrangements, if you want to become a Journeyman plumber, you are going to need to make certain sacrifices, and be willing to work as the job requires.

Career

You are also going to want to think about whether or not you would really be able to handle having this job for the rest of your life. If you are going to go through all the hassle of getting your Journeyman plumber license, make sure that you are in it for the long run. There is no point in getting the education and trying out for the job if you think that this is not a job you are going to enjoy.

There are various different Journeyman plumbing centers located around North America, and anyone interested in working there can walk in and speak to the manager to see if they are hiring.

Who and What to Ask

There are many different places where a person can find a plumber. One place to search is online. If the plumbing company has a website, a person can find out a lot of information about how they work, how long they have been in business, what types of service plans they have available, who they are licensed with, and what type of experience they require of their plumbers.

Another place to find a reliable plumber is looking in the phone book. Sometimes the advertisements give more information about the plumbing company as well as who they are licensed with. Using the phone book does not give as much information, so it will usually require the person taking the time to call the company to ask questions about the information that may be found online.

Friends, neighbors and family members are also great resources to finding a reliable plumber. Most have had some experience with a plumber, especially if they own their own home, so they may have valuable feedback for consideration, even if the feedback is negative. Negative feedback is good because it can save a person from a bad situation.

Another resource, once a basic list of possible plumbers has been compiled, is to do a comparison search online. There are often reviews and forums that can be found in which customers rate various companies according to different qualities, such as work ethic, pricing, and customer service. In addition, organizations such as the Institute of Plumbing and Heating Engineering (IPHE) that watchdog plumbing companies and individual plumbers, provide lists of member organizations, each of which they certify uphold certain standards.

When there is a certain problem that needs to be fixed, the last stage of finding a reliable plumber is to call at least three to give estimates on the job. Each estimate needs to be in writing and include the specific services to be done, what supplies are needed, how long it should take and the estimated cost.

In areas where winter temperatures get below 20F/-7C, it’s possible for trapped water in the spigot and sillcock to freeze and expand. The figure is approximate. It’s certainly possible for that same water to freeze at 32F/0C, but heat from the house helps lower the ‘danger point’ temperature somewhat.

That ice now presents two possible problems, similar to those that cause pipes under the house to sometimes burst in winter.

The ice takes up more room than the water did. You can test that by filling a cup exactly to the rim with water then putting it into the freezer. You’ll note that the ice sticks slightly above the rim. That extra volume is no problem when the top is open. But when the water/ice has nowhere to expand, it raises the pressure on the container. Raise it enough and you can break a seal.

The major effect, though, is due to the fact that the pressure builds up beyond the ice block. Air and water have nowhere to go. The air is compressible, but any trapped water will create high pressure on the internal parts of the sillcock and spigot. Even strong metals, made more brittle by the cold anyway, can be split. Plastic and cold-hardened rubber are doomed.

When the weather warms again and everything melts, you now have a spigot with a crack. If it doesn’t leak spontaneously, turning it on will guarantee a drip or worse.

An anti-siphon spigot contains an additional mechanism beyond the ordinary outdoor water faucet. Hoses attach like normal, but inside and out they have features to prevent the spigot from bursting due to ice blockage and expansion.

A few things help prevent the anti-siphon spigot from cracking like an ordinary one.

The seal/valve that actually shuts off the water flow is further back in the sillcock – inside the house, which is warmer. That helps prevent cold temperatures from reaching the water. More helpful still is the ability of the sillcock to withdraw water away from areas where ice buildup can be a problem. It keeps the water from remaining near seals that can be frozen and cracked by low temperatures.

But most importantly, the design of the sillcock/spigot allows for the relief of pressure for any ice that does form. It gives a place for expanding water to go when pressure builds up in other parts of the sillcock/spigot.

Even so, in warm conditions and with normal use, it’s possible for anti-siphon spigots to leak out the top pressure-relieving spout or elsewhere. Kits with replacement seals and other internal parts are available for a few dollars. For those who prefer to repair rather than replace, or if the other end of the sillcock is difficult to access, these kits can save money and time.

Leaks around the base are usually a sign that the toilet will have to be replaced. In some cases, it’s a simple tear in the wax paper that was used to seal the hole in the floor. Sometimes a kind of grease is used instead and it can dry out or acquire a hole. In those cases, the old toilet can be re-used but the steps for repair are the same as installing a new toilet.

Other problems are much more common.

When you hear the toilet water continue to run forever, a few simple things can be the culprit. Inside the tank is a large plastic ball that floats called, not suprisingly, a float. It’s attached to a rod that controls a valve. If the ball never rises enough to shut off the water, it will continue to run.

Test that by pulling up on the rod. The water flow should stop almost instantly. If it does, simply bend the rod down slightly until the ball floats high enough to shut off the valve.

In more typical cases, the cause is the failure of the small rubber stopper or flapper at the base of the tank used to seal off the hole. Water leaks through the hole and the float does its job by falling down as the water level lowers. That opens the valve and the water runs. Continuously. Very annoying.

There are two basic ways to repair that situation.

Sometimes it’s possible to simply take a rough sponge or pad of steel wool and scour off any slime on the base of the rubber stopper. If its surface became uneven due to mold build-up, small cracks open up when it doesn’t seat properly.

Sometimes that rubber stopper can be defective, or the hinges may break. Occasionally the small metal pins that secure the hinges to the toilet may break from having rusted then moved many times. In all such cases, just buy a kit and re-install the stopper using the simple instructions on the package.

It may take years, but the rod connected to the flush handle does sometimes break if made of plastic or corrode until it breaks if made of metal. These are inexpensive and easy to replace. Each will last about as long as the other. Just remove the clip that attaches the rod inside to the chain. Then remove the small plastic and/or metal retaining nuts and replace the part.

On rare occasions it may be necessary to replace the floating ball, water feed tube or other parts. Kits are available that contain all these parts. Installation is simple by following the instructions on the package.
